For sale direct from the owners!

Character rural hamlet home of 168M2 with a main house (2 beds & 2 bath) plus a separate cottage/home office (1 bed/or office & l bath), a garage and delightful Andalucian courtyard to soak up the sunshine year round. This charming home is part of a friendly community that has amenities within walking distance and only 10 mins drive from lively Arriate village and 20 mins drive from the famous town of Ronda.

Los Prados, whilst in a country setting, it is an Urban hamlet/small village on mains drainage/water/electricity plus land-line phones with Broadband, a couple of shops, bar/restaurants, a primary school, medical centre and all the festivals and street parties associated with larger villages or towns.

This charming home (168M2 constructed on a plot of 166M2) is located in the tranquil rural hamlet of Los Prados (which is part of the municipality of Ronda) a small collection of traditional homes which were once part of a large country Cortijo. This collection of houses is a real community where everyone is friendly and neighbourly. The hamlet is served by 2 convenience stores, 2 bars, a church, a primary school, part-time medical centre and regular delivery services in vans of; bread, fruit & veg, fish, bottle gas and the freezer van!

The property itself is traditionally presented, yet it does have a fully fitted white kitchen and also a jacuzzi bath! Some would describe the layout of the property as unusual and this offers a degree of flexibility in terms of how the house is used by the new owners.

There is a main house with:

2 bedrooms (family on the ground floor & en-suite on the first floor) 2 bathrooms a living/dining room an internal Snug/TV room a fitted kitchen a room that has the stairs rising from it which could be a study or hobby room courtyard roof terrace integral garage.

There is also a guest cottage casita located across the courtyard that could be described as a one-up/one-down building with:

A bathroom on the lower ground floor with jacuzzi bath external steps rising to a bedroom or office above.

The main house

Is accessed up a few steps from a charming narrow street that connects to the main Ronda Setenil road running through the hamlet of Los Prados. The garage is located below the bathroom and kitchen of the main house (at street level and next to the steps rising to the courtyard). Across the courtyard is the front door. From here, you enter into the large living/dining room with a wood burning stove.

Ground floor accommodation:

The accommodation of the main house revolves mainly around the large living/dining room with wood burning stove. You enter from the courtyard into this main room. It is the hub of the home and other rooms are accessed from it:

The internal Snug/TV room has a high window in the wall to allow light to come into this room.

The kitchen is fully fitted with white units and overlooks the courtyard.

Bedroom 2 which is a good size double bedroom with good-sized under stairs cupboard with hanging and storage space, and has use of the ground floor bathroom.

The family bathroom is large and accessed off the kitchen and has a shower and the usual facilities.

A further good-sized room which has been variously used as a bedroom, office and craft room. It has a box room at one end (originally the bakery!). A concealed staircase leading from this room giving access to the first floor.

The courtyard becomes additional accommodation for alfresco dining and lounging.

First floor accommodation:

There is one double bedroom and a shower room on this level (no other accommodation).

Bedroom 1 is a comfortable double and has use of a shower room located on the small landing outside the bedroom.

The shower room contains a shower, wash basin and w.c. From the shower room, there is currently a drop down ladder that links the house to the roof terrace.

The roof terrace benefits from some amazing panoramic views over the surrounding countryside. The owners have always intended on improving the access to the roof terrace but somehow never got around to doing this although they do have plans for fixed steps up to the roof which take up as little space as possible. So, there is some compromise to be made and work to be done here if frequent access to the roof terrace is important to the buyer.

Separate accommodation

The Tower separate cottage casita (one-up/one-down property) is located across the central courtyard and is perfect for a bit of separation from the main house. It can be used as independent guest accommodation or as a home office, art studio or hobby space. There are two levels in the tower linked by outdoor steps

On the lower ground floor; is a good size bathroom with a whirlpool bath.

On the upper floor is a decent size room currently empty but is ideal as an extra sitting room with great views. Or for use as an office/study/hobby room but which could easily be used as an independent guest bedroom.

This accommodation is fabulous additional living space for a multitude of uses. A great place to have some separation from the teenagers perhaps!

Outside space

Includes; the roof terrace that currently has its limited access. However, the main feature has to be the large central courtyard which connects both parts of the house. This area makes the perfect space to dine and relax partly covered with a mature grapevine and partly covered by a retracting awning, this space is private and enjoys sunshine year round. The perfect suntrap for some winter sunbathing!

Garage

Is accessed from the street and has a protected access permit from the local authority called; vado entrada de vehiculos which costs 180 per annum and is compulsory for any garage that is used for vehicles that immediately drive onto a public road.

Communications

Having a land-line phone with Broadband available is a real bonus and good Internet speeds can be obtained for as little as 17 per month. There is a satellite dish on the roof terrace which can be re-aligned to reach the television channels of many Northern European countries or can be used for Sky TV channels from the UK. With a land-line and Broadband internet, streaming all UK television will be easily achieved.

Los Prados, Arriate, Setanil de las Bodegas, Ronda and the coast

The small hamlet of Los Prados was formed from the break up of a large country cortijo many years ago the hamlet dates back more than 200 years but in the middle of the last century, houses were sold and a new community was born.

The hamlet comes under the municipality of Ronda and is a recognised pedana which means the community benefits from a range of services including a health centre, school, daily bus link to Ronda, Arriate and Setenil.

Whilst Los Prados is small, it has a real sense of community and enjoys the full quota of local festivities religious holidays are always an excuse for a celebration with processions, parties and dont forget Semana Santa (Easter week)!

For a wider range of services, shops and bars, you have the choice of Arriate and Setenil de las Bodegas.

The Costa del Sol and Malaga airport are just 1.5 hours away.
