For sale direct from owner exclusively via Creative Property Marketing!

Priced competitively and offers invited for a quick sale!

This charming country property is a traditional detached Andalucian hamlet home located in the community of Pastelero which comes under the municipality of Villanueva de la Concepcion, directly inland from Malaga city. The huge bonus this property has; is being walking distance, or less than 1 minute in the car to two superb bar/restaurants serving traditional cuisine with high quality local produce.

3 beds, 2 baths, 131M2 total built area, good size pool, set in 1,700M2 of land.

The 2nd bathroom of this property is located in a detached building situated on the front terrace. If required, easily and quietly (without the need for a permit), this little house could be converted internally into an additional double bedroom with en-suite shower room.

On the land, set slightly apart from the house, is an old farming structure (believed to have once housed goats). It is deteriorating into a ruinous state. It is ideal for re-building (if desired) for use as a tractor store/garage (subject to planning permission). Or it can be ignored as it is now as it is not seen from the house or the pool/terrace areas.

The current owners keep a close eye on the running costs of this charming property and it costs 2,000 per annum which includes; a weekly pool clean, mains water use, mains electric use, rates and rubbish collection.

The main house comprises:

Lounge, that is square and comfortable with double doors that lead out onto the front terrace and there is a very efficient wood burning stove in this room.

Kitchen: Is fully fitted with relatively new base and wall mounted units. The room is large enough to accommodate a table for eating breakfast during winter months when the day has not yet warmed up enough to take breakfast, alfresco. Most days during the winter, on a typically sunny day, lunch can be eaten on the terrace in warmth and comfort. During the summer, there is a wind out awning to provide shade for dining mid-day.

Bedroom 1: is located off a hallway that flows through the property. The bedroom is a good size double with space for a large wardrobe and other furnishings.

Bedroom 2: is another good size double bedroom with the same decor and furnishings as bedroom 1. The only difference is, this bedroom is located off the lounge.

Bedroom 3: is a good size single bedroom currently with adult size bunk beds and further childs bed and a chest of drawers. It is an ideal childrens room or guest bedroom.

Family bathroom: This room is very spacious and accommodates a full bathroom suite in white. The only thing that really needs doing to modernise this bathroom is; to replace the tiles. Possibly a buyer could make the shower walk-in without a shower tray which is very common in Andalucia. Or, leave the bathroom as it is and enjoy this home because the bathroom functions perfectly as it is!

Casita (tiny detached house situated on the front terrace):

2nd bathroom/laundry room/store room: This little building is situated on the front terrace with easy access from the pool terrace or the main house. This functions perfectly for use when dining alfresco or using the pool (with no need to come through the house with dripping swim wear!) Equally, if done quietly (without a permit), this detached building, that currently accommodates a washing machine and separate w.c. And separate shower room plus a large area for storage could become a double bedroom with a small en-suite shower room. Therefore creating another guest room. There is a small window in this building, however, a stable door with a glazed upper half with a shutter could be fitted to give extra light and air into the room. (There is ample space in the utility room within the main house to house the washing machine).

Communications:

The current owners do not require Internet or a phone because they use their mobiles for what they need. However, there are phone lines and Broadband Internet in the area if desired. There is enough speed available to stream TV via the Internet in this area via various means Land-line, satellite or line-of-sight to a mast.

A satellite dish is still connected to the property and this could receive UK Sky TV if desired or it could be re-aligned to received TV from other Northern European countries.

Pastelero hamlet (a little walk or 1 minute by car):

It is a lively hamlet that comes under the municipality of Villanueva de la Concepcion and it has its own Feria every year with a big street party, live singing and dancing plus a fun fair that stretches over 3 days. Within the hamlet are two very well renowned bar/restaurants. Both are extremely busy at weekends with people driving up from Malaga to eat home-cooked cuisine with fresh local produce. Both bar/restaurants are different. One does slightly different cuisine that is slightly finer dining and the other is very traditional. Both are friendly and both provide menu of the day at lunch-time which is a 3 or 4 course meal with drinks included for 8.50 (all freshly home cooked).

There is also a bakery in Pastelero that also has a coffee shop/cake shop in Villanueva de la Concepcion.

Villanueva de la Concepcion (9 mins drive away):

Is a buzzing small town with every amenity needed for day-to-day living without the need to travel to the neighbouring cities if you do not wish to. There are two bigger supermarkets, a petrol station, 24hr medical centre with on-stand-by ambulance and doctor, a big sports centre with a gym and many exercise classes as well as various sports facilities, a very professional football stadium, 14 bar/restaurants, 3 lively bars for later night drinks, music, dancing and fun. There are many butchers, a green grocers, fish mongers, a haberdashery, several DIY stores, builders merchants, bakeries and patisseries, cafes, nursery, junior and senior schools and a business park with metal workers, olive mills, underwear factories and more.

Villanueva de la Concepcion is not a town that shuts during the winter. It is a thriving place with a lot of young people and there is work. It is very much an agricultural town but it has other employment too and the proximity to either Antequera city or Malaga city provides employment so it is not a back-water dying village with nothing going on.

There are many ferias, festivals and celebrations throughout the year to join in with some associated with produce from the land and other are just for fun! You will be welcomed with open arms to join clubs, sports teams and when you enter a bar, you will get a hello and good day from whoever is nearest you as you enter.

Permanent home or holiday home:

This charming old house is ideal to lock-up-and-go or large enough to live in permanently. It can be enjoyed as it is or be up-dated in places as tastes dictate. (Just two doors away are a couple who run an official property management company with public liability insurance and a proper invoicing service so, if you want to come and go with peace of mind, you could leave the house in very safe hands). Or continue with the current arrangement where someone local looks after the pool on a regular basis. The choices are there!

Antequera city (now with world heritage status):

The city of Antequera, said to have the most churches in one city, is just 30 to 35 mins drive away and this magnificent city has everything you could need for modern day living.

Malaga old town & marina:

Is a fabulous place to visit for the day because it has everything culture, history, a contemporary marina and a city beach. By car you can be parked up in approx. 45 mins. It is simply wonderful and you can go on the bus from Almogia or Villanueva de la Concepcion if you prefer.

Los Alamos Beach:

This is the closest beach just 40 mins drive but also a hidden gem from most tourists who tend to go to Torremolinos. Los Alamos beach is located between Malaga city and Torremolinos and it is a pristine stretch of sand backed by every kind of chiringuito (beach bar/restaurant/cafe/ Ibiza style lounge bar) you could desire. There is a long promenade and it is a delight.

Golf:

Guadalmar Golf (25 mins drive) or Parador del Golf (next to Los Alamos beach 40 mins drive). So there is a choice of countryside golf or coastal golf.

Communication with the sellers:

The owners of this cute home invite you to speak with them to ask any questions you may have. They have owned the property for 16 years but are now in their 80s and it is time to sell up. They look forward to hearing from you via ourselves, Creative Property Marketing who will introduce you to Carol and Malcolm, the sellers. They wish to sell privately to save themselves and in return you, the buyer, from a large 5% plus tax fee being included in the asking price. Estate agency costs in Spain are often high.
