The villa has a front entrance via a porch with soft seating that faces West so, superb for watching the sun set. Once through the front door, you arrive onto a galleried landing/hallway that connects every room in the villa.

From the galleried landing/hallway you look down onto the wonderfully light and bright living/dining room. The ceiling height of this room is impressive and the windows that face the stunning panoramic mountain views are full height. The room feels elegant and comfortable with a wood burning stove between the dual aspect windows.

The open-plan kitchen is accessed off the living/dining room and is fully fitted in a light colour. The view from the kitchen window is wonderful, taking in the mountain ranges South of Almogia village.

Family bathroom is a full white suite to include a vanity basin, full length bath with shower over, w.c. and bidet. The bathroom is fully tiled in a soft grey colour.

Outside

The pool and pool terrace is located for sun from; sun rise to sunset. The pool is a good size for swimming and maintenance. Large enough but not too large to make caring for it complex. From the pool there are amazing mountain vistas to be enjoyed whichever way you look.

The pool/alfresco dining terrace is spacious and has areas for shade or for soaking up the sun. There is an arbour covered in fragrant climbing plants such as jasmine. Under the arbour is a solid table and bench that remains outside all year round and can be enjoyed year round. Next to the alfresco dining area is a brick built BBQ.

Breakfast terrace with retractable sun awning is located just outside the back door which enters the villa into the dining and kitchen end of the living room. So, the perfect place for breakfast, especially as this patio is East/South facing.

Formal and low maintenance gardens surround the villa on its own mound. Around the villa is white gravel and the natural stone/rock of the area broken up with Mediterranean planting of shrubs and succulents that require little to no watering and less care than many other plants.

Flat land below the villa is a large square area that could easily be planted up as an orchard where you could grow all manner of trees. The plot is West facing and protected from any Northerly wind by the mound next to the villa so all manner of fruits and nuts could be grown here, even avocados and mangos, if desired.

A concrete driveway winds up to the villa so there are never any concerns in accessing the villa rain or shine. Having the driveway directly off the tarmac country road is a real advantage too.

A car port with storage shed behind is located at the top end of the driveway. A useful outbuilding to keep gardening equipment.

Rear access to the track behind the villa is ideal for walking into Almogia without having to walk on the road. You will get 90% of the way to the village on this quiet and rarely used track. Walking to the village takes 15 minutes. There are bars and restaurants plus the big supermarket at the top of the village and other shops, bars and restaurants scattered throughout the maze of narrow streets and plazas throughout the vertical pueblo blanco.

The flat land below the villa is large enough to accommodate stables for horses, a horse training school and small paddock. Stables would very likely be given permission to be built because the property is on Rustic rural land and agricultural buildings are positively encouraged to be constructed and used by the town hall. For hacking out, there is access to the track behind the villa that leads you to almost unending tracks all through the mountains behind the villa. You could even ride down to the river bed through Barranco del Sol. If you compete on horses, the access directly out onto the tarmac road down to the coastal motorway or North to the cross roads of Andalucia is perfect.

Location

Almogia is a very historic Moorish village that was built more for access on donkeys, mules and double oxen carts. There are small shops selling everything you need for every day living throughout the maze of streets with pretty plazas and water fountains. There are numerous celebrations throughout the year and Almogia are currently the winners of the Verdiales folk music competition that takes place very year.

Los Alamos Beach is just 35 to 40 mins drive away. A little known and pristine deep beach of sand with superb facilities backed by chiringuitos (beach bars) located between Malaga city and Torremolinos.

Golf Guadalhorce Golf course if only 20 mins drive South from the villa and Los Prados Golf is next to Los Alamos Beach on the coast. So, there is a choice of golfing options.

Malaga city and all it has to offer is between 30 mins and 40 mins drive from the villa and you have the choice of large stores such as Ikea, DIY stores, shopping Malls with all the high street names, the prestigious department stores of El Corte Ingles and of course, the cultural city centre of Malaga and then the Marina. Whatever you want it is not far away. Modern day living is easy from this villa.

Head North to the small town of Villanueva de la Concepcion set in the foothills of the El Torcal mountain range and natural park. The natural park/mountain peaks can be driven up to and walking trails throughout enjoyed which are completely unique in the world. Continue North and you reach the cross roads of Andalucia and the very historic city of Antequera which has, world heritage status for its dolmens. From here you can travel easily to all the major cities of Andalucia by road or rail. Villanueva de la Concepcion is reached in 30 mins drive and Antequera, just under 1 hours drive.
