For sale direct from the owners!

This high quality country home was built in 2009 in a contemporary yet rustic style a mix of high quality construction methods and clean, contemporary finishes mixed with some traditional features. This is a home which really is very different from the standard villas available and, given the location, we feel it offers a huge amount. It is being sold furnished and equipped.

Located within 10mins walk of the village of Chella but with stunning views down the valley to the historic castle of Xativa and the mountains beyond, the property really does offer the best of both worlds. The property is named Finca Los Jilgueros and if you search on Google Maps for Spain Chella you will find it to the south-east of the town.

Surrounded by 17,000M2 in two plots of land, the property offers a relaxing environment to enjoy rural life in Spain but you are not isolated.

Equally, this is not your standard villa: it is built to a high quality with reinforced concrete pillar and beam structure. With a 60cm foundation slab and double cavity walls, the property has superb insulation qualities. Add to this, good quality double glazing on all windows and doors, plus solar hot water and solar electrical supply, enable you to enjoy a comfortable life with little impact on the environment.

The independent electricity supply comes from solar panels, a wind turbine, and has battery storage and a gas-powered generator for backup if there is a run of cloudy days.

The house itself is a good size, 220M2 including the covered terrace, with 4 bedrooms and 3 bathrooms cleverly designed to offer privacy between the owners and any guests that stay.

The layout of the property

The entrance to the property brings you into a large reception hall with access into the living room and kitchen. This gives the house a lovely flow and works incredibly well when entertaining.

The living room is triple aspect and has a wonderful feature fireplace which acts as the focal point in the room and with a very effective wood burning stove, the room is a delight in the cooler months. The stove is actually double-sided and also warms the reception hallway. Double patio doors open on to the covered terrace a great place for relaxing or dining and taking in the views.

The kitchen-dining room is large and there is also a door out to the side terrace. The kitchen comes with a range of wall and base units, built in appliances including a gas hob, fan-assisted gas oven, dishwasher and there is a large built in larder cupboard. Granite worktops top off the base units.

The covered terrace is 40M2 and there are further terraces at the front, rear and side of the house totalling 85M2 approximately.

The master wing is set apart from the main living room and the guest bedrooms.

Master bedroom is a large dual aspect double bedroom with two large built-in wardrobes and an en-suite bathroom with bath, WC, bidet, and wash-basin.

A second bathroom with shower cubicle, WC and wash-basin

Outside

Immediately around the property are a number of terraces which can be used at different times of day and during the year the main terrace is covered and measures approx. 40 M2.

The land area extends to 17,000M2 (just over 4 acres) and is very fertile perfect for the creation of a vegetable garden and self-sufficiency.

Most of the land is fenced, with stone walls and an electric gate at the entrance.

There are a number of fruit trees, almond trees, flowering shrubs and a kitchen garden.

There is an olive grove with 50 trees in production (great for producing your own olive oil!)

One wide terrace is maintained as a wild flower meadow. One undeveloped area has a double gate onto the road and would be ideal for stables and paddock.

There is a large store/workshop of 40M2 with water and power. This building would be an easy conversion to a two-room guest house if required.

Chella, Xativa and Valencia

The property is located on the edge of the small town of Chella, within 10mins walk of all local amenities but in a secluded and peaceful location. Chella has a full range of facilities: health centre with 24 hour emergency service; pharmacy; school; town hall; police station; post office; auditorium; sports centre and football stadium; banks and insurance companies; bars and restaurants; two supermarkets; vegetable shops and bakeries; ironmongers, electricians and plumbers etc. There is a lively year-round community life with several fiestas during the year with street parades, concerts, dances, outdoor meals, entertainments for children, and fireworks.

In the local area there are many beauty spots and interesting geological, archaeological and historical places to visit. There are also opportunities for outdoor recreations such as walking, running, riding, hunting, cycling, gardening and even potholing.

The climate escapes the extreme high temperatures of southern Spain in summer, and extreme low temperatures of the central plateau in winter. The weather is generally sunny, with rainfall mostly occurring in the autumn.

Xativa is the nearest large town to Chella. It has a rich history and the famous castle sits above the town and is a big draw for many visitors throughout the year. The town is well worth exploring on foot to see many of the historic buildings, the wide boulevards and the attractive parks. It is a also a useful commercial centre, where you will find car dealers, agricultural suppliers, supermarkets, specialist shops, cinema, theatre and the regional hospital. Xativa is particularly well connected by train to Valencia which can be reached in as little as 40mins: a great way to enjoy the city of Valencia without having to worry about parking!

The beach resort of Gandia is less than an hour from Chella, and Alicante airport is less than an hour and a half away
