For sale direct from the owners!

This large village house is currently set up as two separate apartments which creates an opportunity for extended family to live together or for the property to be lived in and create income from the other apartment. There is even scope to create a further apartment and to reform/modernise a large outbuilding in the courtyard garden.

The largest apartment is laid out with 3 large bedrooms, a living room with wood burning stove, kitchen and bathroom. The apartment can be accessed separately from the courtyard but it also has double connecting doors to the rest of the property which means the property can easily be used as a large single home.

These doors can be closed properly if the property were to be rented to paying guests.

The other apartment is laid out across two floors with an entrance off the courtyard into the lower level which has 2 bedrooms, a shower room as well as the large entrance room. Upstairs is a large living and dining room with a wood burning stove, a fitted kitchen, generous bedroom and bathroom.

From the kitchen, there are double doors to a 30M2 terrace which benefits from terrific views over the surrounding countryside and down to the sea.

The way in which rooms are used is entirely changeable it would be easy to create a single home with hobby rooms or formal dining rooms if bedrooms are not needed. Equally, with a few minor tweaks, the property could become three separate apartments to maximise income.

The courtyard is a real rarity for village houses and this one is very special large enough to house table and chairs, loungers and plenty of plants as well as the ubiquitous lemon tree. This space gives access to both apartments as well as a large store/workshop/utility space which could easily be enhanced or converted to provide a studio or hobby space.

The lower level of the courtyard is home to the pool which measures 5m x 3.2m and whilst this is an above ground pool, it could easily be changed into a formal plunge pool.

The courtyard garden

It is rare to find a village property with such a lot of outside space and this property has a great 100M2 courtyard garden with plenty of space to enjoy the best of the Costa Tropical weather.

The upper level has room for alfresco dining and relaxing pot plants and a lemon tree create a homely feel.

The lower level of the courtyard is home to the swimming pool this is an above ground pool but because it is placed on the lower level, it sits flush with the upper level. The perfect way to enjoy a dip at the heat of the day.

From the courtyard area, steps lead down to a large store room which measures approx. 3m x 10m and is currently used as a storage space and utility room. This could be ideal for a hobby space or workshop.

The upper apartment also has access to a first floor terrace which is a great spot to enjoy the views across the surrounding countryside, mountains and down to the sea.

Haza del Trigo, the Costa Tropical and the Granada Province

The property is located in the village of Haza del Trigo which has a few amenities in the shape of a local shop with daily essentials and a bar/restaurant which serves up excellent tapas.

The village is located just inland from the Costa Tropical and is reached via a well maintained tarmac road no dry river beds or dodgy tracks to get here. From the property, you can be on the coastal motorway in 5minutes and just 7 minutes gets you to the local beach.

The village has a charming church, plenty of parking for visitors and the plaza in front of the property is surrounded by fruit trees and plants. The garden surrounding the plaza has rosemary bushes, lemon, avocado, banana, mango, natal plum and pomegranate trees.

The production of fruit and vegetables gives the area its name of the Costa Tropical with many fruits picked here most months of the year.

The village is well placed to enjoy everything the Costa Tropical has to offer from Monday to Friday there is a free bus service that leaves the village at 8am and returns at 11am. Being less than 5 mins from the coastal motorway, it makes exploring the towns and beaches of the area easy!

Markets for fresh fruit and veg: Thursdays in La Mamola and Saturdays in Castell de Ferro. On Tuesdays and Fridays there is a huge open-air market in Motril. Bread is delivered to the village every day and a fish van comes around regularly and gas bottles can be delivered straight to your door!

The nearest villages/towns: La Mamola and Castell de Ferro both contain all the necessaries such as banks, bars shops and restaurants and health centres. The nearest city is Motril, 15 minutes drive. Granada and Almeria have airports that are an easy hours drive away. Malaga airport is 1 hour and 20 minutes. There are bus services all along the coast. The bus fare from Malaga to La Mamola is only 8 euros. The ski resort of the Sierra Nevada is 1 hour and 20 minutes drive.

The local beaches are in La Mamola, El Lance and Castell de Ferro, all under 10 minutes drive; Calahonda and Playa Granada, 15 and 20 minutes drive. The lovely La Rijana beach, just outside of Castell de Ferro has consistently been voted as being one of the best on the Costa Tropical.
