For sale direct from owners!

Stunning 3 bedroom, 3 bathroom rustic style villa with a stylish, modern interior surrounded by beautiful gardens. Free form swimming pool, tennis court and a location which offers the best of both worlds - just 15mins walk to local bars/restaurants yet a peaceful location with no neighbours. Historic Xativa town, stunning Gandia beach and Valencia are within easy reach

This immaculate villa has the best both worlds scenario in many instances what most buyers want in a country property:

Stunning, private countryside location yet not isolated set back off a quality tarmac road for easy access to local villages only 5mins drive into Pla de Corrals (or a 15mins walk to a couple of bars/restaurants), 10 mins drive to Barxeta and 10 mins drive into Simat de la Valldigna and Xativa town 15 to 20 mins drive. Even the fabulous coastline/beaches can be reached in approx 30 mins.

Breathtaking mountain views yet a completely flat plot of land the scenery surrounding the property is panoramic and beautiful to include impressive mountain ranges but all the land is flat and able to be used/enjoyed.

Traditional, country styling yet a high quality construction uniquely, this country villa is authentically styled and full of character but it has cavity walls which is almost unheard of in Spain! This allows the property to stay cool in summer, warm in winter and it never suffers from damp (a common problem without a cavity wall).

Authentic, countryside styling blends seamlessly with modern finishes a contemporary fitted kitchen with stainless steel range cooker blends beautifully with the high beamed ceiling. Dark solid wooden external doors open onto terracotta floor tiles (terracotta in colour but ceramic for the ease of cleaning and maintenance). The authentic styling of wooden windows with shutters but these windows are double glazed! Sumptuous en-suite bathrooms with sleek white suites and tasteful wall tiling accompany each bedroom.

A gorgeous garden yet low maintenance due to indigenous planting that needs little attention the land and gardens that surround this property are very special. Mature trees blend with cleverly planted shrubs and flowers. There is even a little bridge that accesses a full-size tennis court, pelota wall and basketball nets but they all blend in so cleverly.

A swimming pool that can on occasions look incongruous in the countryside but the free-form shape of this swimming pool blend it beautifully into the surrounding. The pool looks more like a small lake than a swimming pool.

No immediate neighbours ensures privacy and seclusion yet the villa benefits from a land-line phone and fast Broadband Internet for internet phone calls and streaming International TV as required. There is also Sky TV (UK) channels to the living room and all bedrooms.

The villa (approx. 120 M2)

Fully renovated to a high standard in 2007/2008, including; a fully fitted oak kitchen with dishwasher, range cooker and fridge/freezer. Sleek bathrooms. Electrics/re-wiring. New plumbing. Oil fired central heating to radiators throughout. New double-glazed wooden windows with shutters.

The open plan layout enables sociable living with an adjacent dining area to the kitchen with French doors that leads out to a pretty terrace. On the covered outside terrace further dining space and soft seating is perfect for the Spring, Summer and Autumn months.

The comfortable dual aspect living room includes a log burner that sufficiently keeps you warm and cosy on cooler evenings before the central heating is needed.

Bedrooms 1 & 2 are both double suites with French doors out to the garden, fitted wardrobes/dressing areas and en-suite bathrooms.

Bedroom 3 is a double with fitted wardrobes and en-suite bathroom.

Separate utility room for laundry (washing machine/dryer) and larder storage. Accessed off the kitchen.

Outside:

A generous plot of 7,720M2 surrounds the property with the villa sitting in the centre of the plot.

This is often very hard to find. Most properties in Spain sit at the edge of the plot with the land to the rear or side.

Covered terrace of the villa is very spacious and runs the entire length of the property. It overlooks the lovely free form swimming pool (11m x 6m at widest) that is lit at night.

Front door and entrance porch: The front door to the property is of solid wood and adds character but the very pretty pitched roof porch is a delight.

Additional large terrace: In addition to the covered terrace and pool terrace there is another that leads you to the garage/workshop and driveways.

Free-form swimming pool: Rarely do you see such an attractive pool. The shape alone is appealing but the fact that it is surrounded by a lovely sun terrace area that leads to raised beds filled with ornamental rocks and planting/ trees really does make it special. Access into the water is made easy via wide Roman steps. Solar lighting is dotted around the pool area and the garden as a whole.

T

He fact that the property has a water well and large water deposit makes filling the pool cheap and easy.

Tennis court, pelota court and basket ball nets. Accessed over a charming arched wooden bridge is the sporting part of the property. The wooden bridge leads to a full size and fenced tennis court with basketball nets and an adjacent large walled pelota court (all on a painted concrete surface).

Outbuildings: There is a large garage/workshop (approx. 80 M2) with electricity and water supply and three joined secure outbuildings (approx. 802) which are currently used for storage.

Peace, tranquillity and no overlooking

These are rare qualities to have in a home, especially when access is via a tarmac road and the nearest villages are only 5 or 7 minutes drive away in either direction. To then have no immediate neighbours and no overlooking homes adds to the perfection of the location. Equally, there are no barking dogs and only fruit trees for immediate company.

Location

The immediate area is popular with walkers, bird watchers, cyclists and those who simply want to come out of town and into the beautiful countryside to enjoy the scenery mountains, orange groves, persimmon and olive groves orchards. Being so close to a great choice of villages with rich histories of their own is a real bonus.

Integrating into local life is easy to do. There are plenty of ways to mix with the Spanish and a good smattering of ex-pats to converse with (English and a mix of other nationalities).

Pla de Corrals village (5 mins drive or 15 mins walk), a small community where you will find two bar/restaurants serving local cuisine. Every August the village celebrates with a Feria (street party).

Barxeta (10 mins drive) a small town with all amenities needed for every day living such as bars and restaurants, shops, banks, good quality butchers and green grocers and a weekly market. Here you will find a club that can be joined where heavily subsidised outings and cultural events can be enjoyed. Barxeta has a very good junior school, a sports centre and medium sized supermarkets.

Simat de la Valldigna (10 mins drive) is the town hall that the property comes under. A stunning and historic town with impressive architecture through time. This is where the doctors surgery is located plus sports centre and medium sized supermarkets.

Xativa (15 to 20 mins drive) is one of Valencias most famous and historic towns with an incredible hilltop castle and architecture dating from Roman and Moorish times. It is a large town with a population of just under 26,500 and is well renowned as a centre for learning. Here you will find an excellent hospital with efficient A & E department plus a good well woman clinic. Very well regarded senior schools and colleges are located here. Everything needed for modern day living is to be found in Xativa to include large supermarkets/hypermarkets.

La Galiana golf course is approx. 15/20 mins drive away.

Culler beach and Gandia beaches are approx. 45 mins drive away a local beach is just 30mins away. The stunning coastline offers a beach for every taste!

Valencia city, the Arts & Science centre and airport are approx. 1 hr 15 mins drive away.

The best of both worlds villa and best of both worlds location make a winning combination. Peter & Carol, the owners will happily answer any questions you may have and welcome you to come and view his beautiful villa. It could be your home very soon!
