This character, mid terrace village home is made up of two halves

The first part: The lovingly renovated front and main part of the home over two floors. Being sold beautifully furnished and ready to walk in to and enjoy. All the rooms are very spacious living room, kitchen/diner, bedroom & huge bathroom.

The second part: Across the central courtyard, is the second part of the home to the rear a two storey building that requires mainly renovation to the rear wall and then the finishing touches of your choice. This rear building has many possibilities for; additional living accommodation (bedroom on the ground floor and bathroom on the first floor) a hobby room home office workshop for woodwork or similar. Or, create one enclosed space and another covered, yet open alfresco dining area.

The accommodation in the front part of the property: The front part of this character village home is immaculate and tastefully finished/furnished. Renovated to a high standard in 2001. The property benefits from:

Air-conditioning (heating and cooling in each room).

Double glazing throughout (wood effect).

Beautiful Andalucian wood and iron studded doors throughout and an impressive front door.

New terracotta colour floor tiles in all rooms except the bedroom which has the original antique floor tiles.

Andalucian style kitchen hand crafted in brick and topped with cream coloured tiles.

The front door enters into the living room that is a comfortable room that is finished to blend with the style of the property.

The kitchen is accessed from the living room and is a spacious, square room with built-in original cupboards and new additions that feature a pull out dining table for two. From the kitchen, you access the central courtyard that is ideal for alfresco dining almost year round.

From the kitchen you access the bedroom and bathroom via the original staircase.

The master bedroom on the first floor faces the street and has original antique floor tiles and a Juliette balcony. It is a light and bright, South facing room.

The huge bathroom that is the size of the kitchen below overlooks the central courtyard. This bathroom is impressive. There is a large walk-in shower, full length bath, vanity basin and w.c. There is built-in storage and open storage above in the roof space of this room.

The central courtyard: This outdoor space is located between the front and rear properties. An area for lounging and dining year round. In the summer there are shady areas and those where sun can be enjoyed. During the winter, with a patio heater for the enjoyment of evening meals, this area can be enjoyed for alfresco dining year round.

The rear two storey building is accessed across the courtyard. The roof is sound and the front walls are in excellent condition and have double glazed windows fitted. Where the work is needed is to the rear wall. Behind the wall, is believed to be a garden and there is no damp course fitted to the rear wall, therefore, the ingress of damp needs to be dealt with. The simple solution is to have the wall tanked. Quotes and advice from a quality local builder are currently being obtained for the completion of the work to be undertaken by the buyer.

This rear building is over two levels and offers a multitude of opportunities for different kinds of use. There is water and drainage in the courtyard so water and drainage can easily be connected. The floors can be tiled (or not as desired) and the building can be converted to additional accommodation (self contained annex of bedroom with small kitchenette under the stairs) and a bathroom above. Or, the building would make an excellent workshop, hobby room or home office.

If desired, and the buyer does not mind reducing the size of the central courtyard by a small amount, the front and rear buildings could be connected by an enclosed corridor very easily.

The road the property is located in: Is a great road for peace yet connected if you turn left or right to the three plazas in the village. All amenities are close by to include the main plaza being 1 minute walk away. What is great about this road is, parking (only permissible on the opposite side of the road) so there are no cars parked outside the living room window. There are three shops in the street but again, they are on the opposite side of the road and most people use this road to walk down, rather than drive from one plaza to another. At the end of the short road is a mini supermarket also.

The village of Villanueva de la Concepcion has: 12 restaurants and tapas bars serving local cuisine, 3 lively music bars, schools for all ages, a 24hr medical centre with on-stand-by ambulance, a large sports centre, municipal outdoor swimming pool, large supermarket plus several mini-supermarkets, butchers, many bakeries, coffee shops, many DIY stores, haberdashers and a large general stores selling almost everything you can think of.
